The site extends to approximately 7.8 hectares (19.22 acres) and is positioned on the western development limits of Horsforth, an affluent and popular suburb of North Leeds.  The existing college buildings and associated car parking facility are linked to the Calverley Lane access via the existing private road. 

 

The site generally falls away from the Calverley Lane access at a moderate gradient, becoming steeper towards the southern boundary.  There is existing landscaping and mature trees which are suitable for retention and must be considered within any development proposal accordingly.

 

The disposal is split into two Lots as shown on the adjacent image and as defined below:

 

Lot 1 – Comprising the land currently occupied by the footprint of the existing College buildings (the Footprint Land) and benefitting from an outline planning permission for residential development of up to 72 dwellings and extending to approximately 2.71 hectares (6.69 acres).

 

Lot 2 – Comprising the balance of the site, including the existing car parking and amenity land (the Previously Undeveloped Land).  Benefitting from a proposed housing allocation for 134 homes in the Site Allocation Plan (Revised Submission Draft Amendments) for a total of approximately 206 homes (including the Footprint Land) extending to approximately 4.99 hectares (12.53 acres), site reference HG2-43.
