The Site comprises a former Further Education College which closed recently as part of a programme of consolidation to enable our clients, Leeds City College, to reinvest in new college stock and estate rationalisation.

 

The campus was vacated by the College at the end of the last academic year in summer 2017. Vacant Possession will be offered to the preferred purchaser on completion.

 

The site extends to a gross area of approximately 7.8 hectares (19.22 acres) and is available as a whole or to a single purchaser in two Lots, based on the anticipated planning timescales for delivery of the proposed residential development, as follows:

 

Lot 1 – (Outlined in red) Comprising the land currently occupied by the footprint of the existing College buildings (the Footprint Land) and benefitting from an outline planning permission for residential development of up to 72 dwellings. The footprint land is confirmed in the list of identified housing sites in Leeds City Council's Site Allocations Plan (Revised Submission Draft Amendments)

 

In addition:

 

Lot 2 – (Outlined in blue) Comprising the balance of the site, including the existing car parking and amenity land (the Previously Undeveloped Land).  Benefitting from a proposed housing allocation for 134 homes in the Leeds City Council draft Allocations Plan (Revised Submission Draft Amendments) for a total of approximately 206 homes (including the Footprint Land).
