The site is currently vacant; however the building has an established B8 storage/distribution use.
In terms of planning policy, the site is located within the administrative boundary of the London Borough of Tower Hamlets. The development plan for the site therefore includes the London Plan and the Tower Hamlets Core Strategy (adopted September 2010), which sets out a number of area-wide visions and guides planning policy in the borough going forward.
There are no formal designations or allocations on the site. The property is not located within a Conservation Area, the buildings on site are not Listed or Locally Listed and there are no Tree Preservation Orders (TPOs) on the site or surrounds. The site is not located in a Protected or Local Industrial Location, therefore loss of B8 use is not restricted.
The site is located in the central part of the borough and therefore considered a ‘Central setting’ and benefits from a PTAL of 4. Within the context of the London Plan’s density matrix this indicates it would potentially be suitable for up to 98 habitable rooms (subject to planning).
The Council have prepared a detailed Planning Guidance Note which is included in the information pack.
