Please see below a list of suggested constraints which will act as parameters and define the future development of the site:
- The Thames Basin Heaths Special Protection Area (SPA) buffer line with regard to development proposals as well as the requirements for habitat protection, guidance and regulations.
- Create a layout and scheme that establishes high quality housing in the correct density, mix, height and style to reflect modern living requirements and respect the surrounding mass, scale and landscape form of the immediate area. Bracknell Forest Council has indicated that they would accept a graded scheme in terms of height with low rise development adjacent to the eastern boundary rising to four storeys in the southeast corner of the site.
- The creation of high quality amenity spaces, incorporating informal recreation spaces and possible dog walking opportunities through and around the development site.
- The existing infrastructure, services and facilities surrounding and within the development site boundaries.
- Redevelop, improve and enhance existing public access roads, footpaths and amenity routes adjacent to the development site. Remove buildings and structures no longer required within and adjacent to the development site and also to provide new, attractive and safe permeability through the proposed development and out to the surrounding area.
- The creation of key views into and out of the development site, especially those from the main access road to the north and east and the footpath access route from the west. Provide key focal points of interest to the edge and throughout the proposed development that can be used as direction and location indicators for visitors as well as residents.
