The gross area of the site extends to 4.47 hectares (11.03 acres) with a net developable area of approximately 2.3ha (5.7 acres). The site consists of two rugby facilities (one playing field and one practice field), ancillary car parking, the Trust’s 121 bed staff hostel (towards the southwest corner of the site), associated garaging and some temporary port-a-cabins which used to provide accommodation for the local Girl Guide group.
Cricket Field Grove is an unadopted highway, however the road will form part of the sale and it is expected that the selected developer will seek adoption of the road once they have completed their development.
The majority of the site is open, flat and bordered by tall mature woodland. This woodland can be offered as part of the sale package should the Purchaser need additional land to provide Public Open Space for their proposed scheme. These wooded areas dominate views downhill to the north, west, and south. Within the woodland, especially to the south, are a series of well established tracks and public footpaths used by dog walkers using the areas as informal open
space.
Immediately to the east of the site lies the hospital which is currently operational and sits behind a secure brick boundary wall. The new facility is under construction and due to be completed by mid-2017 at which point the main hospital complex will be sold for redevelopment.
The eastern boundary of the site is defined by a line of mature trees along side of Chaplain’s Hill. The Trust will need to retain rights over the strip of land along the eastern boundary of the site for the next 4 years which is shown hatched blue on the attached site plan. The hatched area currently contains security cameras which form part of the current security arrangements for the neighbouring hospital complex and will remain in operation until the new facility is fully
functioning.
Adjacent to the site, to the northwest, is a line of semi-detached residential properties. These are also accessed from Cricket Field Grove.
