BACKGROUND

We are pleased to offer on behalf of West London Mental Health NHS Trust (the Trust) Land at Cricket Field Grove, which benefits from a site allocation for up to 145 dwellings. The site is located in a predominantly residential area on the edge of Crowthorne village within the Broadmoor estate. The Trust is currently constructing a new high secure hospital to the east of the site which will release land and buildings for development and alternative uses. The Cricket Field Grove site forms the first parcel of land being released as part of a wider disposal programme.

LOCATION

The subject site is located on the eastern side of Crowthorne, an affluent village in Berkshire, less than 500 metres from the village centre. Crowthorne is best known for Wellington College, a large co-educational boarding and day independent school, which opened in 1859 as a national monument in honour of the Duke of Wellington.

Crowthorne is approximately 4 miles south west of Bracknell and 4 miles south east of Wokingham. London lies approximately 32 miles to the northeast. Crowthorne is well connected in terms of transport links with Junction 4 of the M3 located 6 miles away, Junction 10 of the M4 7 miles away and the M25 being located 14 miles away.

London Heathrow is approximately 11 miles to the east. Trains run from Crowthorne Rail Station (approximately 2 miles away) to London Paddington (via Reading) with an approximate journey time of 47 minutes. Trains to Wokingham have a journey time of approximately 4 minutes with journey times to Reading of approximately 13 minutes.
