The site extends to 26 hectares (65 acres) and comprises open agricultural fields accessed from the A186. To the west of the site is the A19, to the east of the site is the A186, to the north of the site is Backworth Hall Golf Club and to the south of the site is the Tyne & Wear Metro. The popular Pavilion Bar & Grill is located at the entrance to the site with the first roundabout and access spurs having been constructed in anticipation of the future residential development.
A short distance to the south west of the site is the Northumberland Park retail parade, which provides a range of local facilities and is anchored by a Sainsburys’ Food Store.
It is proposed that the site will provide up to 590 residential dwellings in a mix of traditional 3, 4 and 5 bed family housing styles. As shown on the indicative masterplan it is envisaged that development will be brought forward in a series of individual development parcels each accessed from a central estate road. This estate road also provides access to the new Backworth Park Primary School which is to be constructed on the north eastern corner of the site.
Two small stream corridors cross the site from east to west which are to be retained as part of the development.
To the eastern edge of the site is located a substantial balancing pond which we are informed is of sufficient capacity to meet the requirements of the proposed development.
