The site itself is situated on the western edge of Ashby-de-la-Zouch between Burton and Moira Road. The outline planning permission (14/00578/OUT) provides for up to 275 dwellings on a net residential area of 23.58 acres (9.54 hectares) and incorporates a mix of housing at a density of 28 dwellings per net hectare. The site is accessed from Burton Road from the north and Moira Road from the south.
In addition, there are secondary access points available via Prestop Drive and Abbey Close to the east.

Location

Ashby-de-la-Zouch is a thriving market town located in the County of Leicestershire, approximately 17 miles north-west of Leicester, 9 miles south east of Burton-upon-Trent and approximately 15 miles south of Derby. The town is located to the north of the A42 Dual-Carriageway providing a link to Birmingham, approximately 29 miles away via the M42 Motorway. The M1 Motorway Junction 23a is approximately 9 miles to the north east. East Midlands International Airport is located some 10 miles to the north east. Ashby has good and regular bus routes, linking the town to the city of Leicester.

The town centre is within walking distance, approximately 0.6 miles to the east and provides a wide range of amenities including a supermarket, abundance of shops and various leisure facilities.

The “outstanding” (Ofsted 2013) Ashby Hill Top Primary School is located just to the south of the site on Beaumont Avenue. Local Senior Schools include the well regarded Ashby School which now has Academy status and Ivanhoe
College. The town is well served by Independent Schools with Manor House School being located within the town and Grace Dieu Manor approximately six miles away.
