Planning

Detailed planning consent for the current student accommodation use was granted in May 2010 and varied in July 2010 (09/02636/VARY). A S75 Agreement (Scottish version of S106) is in place covering upgrades to the pavements and a deferred contribution toward cycle facilities contribution.

A planning application has also been recently submitted for the conversion of the ground floor unit into a further 5 en-suite bed rooms and a studio (11/01933/FUL). Consent should be forthcoming during Q4 2011, and the flexibility to switch from commercial space to student accommodation will add value to the asset.

The property has been HiMO inspected by City of Edinburgh Council and with all required certification now lodged with the Council the formal HiMO license should be issued shortly.
