Location

Sittingbourne is an established Medway town located in North Kent and forming part of the Thames Gateway, Europe’s largest regeneration project.

The town is located 46 miles east of Central London, 12 miles north east of Maidstone, 28 miles north west of Ashford and 32 miles north west of Dover. Sittingbourne is well positioned for industrial and distribution occupiers, offering excellent transport communications being located on the A2 with access to the M2 motorway (2 miles to the south) via the A249 Maidstone Road which also leads on to the M20 (junction 7) to the south. The M25 London orbital motorway is 25 miles to the west via the M2.

Access to the motorway network has been enhanced since the completion of the Milton and Kemsley Distributor Road in February 2006 and the Northern Relief Road in 2011 which has also provided access to approximately 55 hectares of further residential and commercial land for regeneration and new development.

The town benefits from excellent railway connections with regular trains to both London Victoria and London St Pancras (HS1), taking approximately one hour in both cases. Ashford International Rail Terminal can be accessed in 45 minutes via the A249/M20.

Gatwick Airport is 49 miles to the west and London City Airport is 46 miles to the north west. Both provide passenger flights to domestic and international locations.

The ports of Dover and Sheerness are both easily accessible via the M2, A2 and the A249. The Port of Dover is the world’s busiest traveller port, with 16 million travellers passing through each year. The Port of Sheerness, accessible within 9 miles, is one of the largest UK ports for the import of foreign cars.

Sittingbourne has experienced considerable growth and expansion in recent years, benefiting from a number of large scale residential developments and further regeneration is planned in the town centre through the £115m Spirit of Sittingbourne consortium, led by developer Cathedral Group (now Development Securities plc). The project is expected to generate £250m of economic improvement and over the next 10 years is forecast to create a further 1,100 jobs in Sittingbourne.

Situation

Trinity Trading Estate is located to the north of Sittingbourne town centre and is established as the main trade and industrial estate serving the town. The property has extensive frontage to Mill Way which links with the A249 Maidstone Road to the north and with Sittingbourne town centre to the south.

The property is bordered by an established residential area to the north and west. To the south is an Asda foodstore with petrol filling station. Sittingbourne Retail Park is located 0.5 mile south of the estate and is home to recognised occupiers such as Halfords, Pets at Home and Dunelm.
