The Birmingham Alliance was formed in early 1999 to carry out a retail led regeneration of Birmingham’s city centre through the redevelopment of Martineau Galleries Phase I, the Bullring and Martineau Galleries Phase II.
The first stage of this redevelopment, Martineau Galleries Phase I, was completed and opened as Martineau Place in late 2001. The Alliance subsequently sold Martineau Place in 2004. Phase two, the redevelopment of Bullring, completed in 2003 with the Bullring Link completing in 2004. The final phase, Martineau Galleries Phase II, is yet to be redeveloped.
The Alliance, renamed The Martineau Galleries Limited Partnership (The Partnership), now comprises a partnership between Hammerson, Land Securities and Phoenix Group Holdings (formerly Pearl Group Ltd, managed by Ignis Asset Management) with the remaining ownerships comprising the following:
- The Square shopping centre (Formerly Priory Square Shopping Centre)
- Dale and Century House, Dale End
- 1-7 Kings Parade, Dale End
- Londonderry House, Priory Queensway
Outline planning consent has been granted over The Square, Dale and Century House and Kings Parade for a substantial development, Martineau Galleries Phase II (the Martineau Galleries sites), including 915,000 sq ft (85,000 sq m) of retail space, 270,000 sq ft (25,000 sq m) of office space, either a 320,000 sq ft (30,000 sq m) hotel or 850 residential units, 215,000 sq ft (20,000 sq m) of leisure space and 54,000 sq ft (5,000 sq m) of cultural space.
These sites therefore offer the unique opportunity to gain control of the last substantial development site in Birmingham’s city core, situated in a key location between the proposed High Speed 2 (HS2) terminal and Birmingham’s office and retail centres, with the benefit of outline planning consent for significant redevelopment.
