Location

Luton is an established commercial centre, located approximately 28 miles north west of Central London, 20 miles south of Milton Keynes and 12 miles north of the M25 London orbital motorway.

The town has excellent communications being located adjacent to the M1 motorway between junctions 10 and 11. The M1 provides access to junction 21A of the M25 to the south and M6 to the North. Additionally the town is well served by a number of primary roads including the A6, A1081 and A505 dual carriageway which in turn connects with the A1(M) to the east. Luton Airport is located approximately 2 miles to the east of the town centre providing freight, domestic and international flights and is one of the largest airports in the South East. In July this year planning consent was secured for a £100m redevelopment of the airport. The plans, including an expanded and modernised terminal building and improved surface access, are forecast to increase the Airport’s annual economic impact by £283m to £1.2bn and create over 5,000 jobs in Luton and the surrounding area.

Luton Airport Parkway railway station and Luton railway station provide direct services to London St Pancras in 24 minutes.

Situation

Barratt Industrial Park is situated on Airport Way to the south of Luton town centre, close to Luton Airport and opposite the Vauxhall Motors car plant. The property benefits from excellent visibility to the new A1081 extension between junction 10 of the M1 and Luton Airport itself, as well as the A505 (Kimpton Road).

The surrounding area is predominantly dominated by industrial and warehousing occupiers with many businesses having close links to Luton Airport.
