Prime Freehold office investment in the heart of Dublin 2

  • The opening half of 2014 witnessed very strong performance within the Dublin office market with the total volume of transactions rising to 100,600 sq m, notably higher than the 55,800 sq m transacted in the corresponding period the previous year
  • The attractiveness of the Central Business District (CBD) continues to dominate take up accounting for 55% of total take up in Q2 
  • The Traditional Core area of the CBD, which largely encapsulates Dublin 2, represented the largest share of take up of take during Q2, representing 47%
  • Total stock within the Traditional Core currently stands at 729,634 sq m of which 68,188 sq m (9.9%) was available at the end of Q2
  • 289,712 sq m of total stock within the Traditional Core is classified as Grade A with 18,279 sq m of this being available at the end of Q2. This equates to a Grade A Traditional Core vacancy rate of 6.3%
  • There is currently no Grade A space in excess of 5,000 sq m available within the Traditional Core and only 5 offices with availability above 1,000 sq m
  • The outlook for the remainder of 2014 is very positive, with strong occupier demand for prime office space expected to further exasperate supply constraints, in turn putting further upward pressure on prime office rents and consequently a reduction in the incentives on offer
