Land at Ham Farm, Gillingham, forms part of the Strategic Site Allocation - Gillingham Southern Extension as adopted in the North Dorset Local Plan 2016, Policy 21, and gained consent on 9th September 2021 following agreement and engrossment of the Section 106 agreement.  

 

The site comprises a residential led mixed use extension of up to 961 units with retail, health and leisure uses and also facilitates the extension of the St Mary the Virgin primary school to the north.

 

On behalf of our clients and Wellbeck Strategic Land we are seeking bids for the first phase (1A) of up to 205 units which will comprise 10% affordable housing on a Gross area of 8.93 /  22.07 acres and a Net area of 4.76 HA / 11.76 acres. These are parcels R12, R14, R15 & R16. 

 

Rights are reserved over Pheasant Way and Woodpecker Meadow to the north and detail relating to these rights can be found in the 2003 & 2004 Transfers within the Highways tab.

 

It should be noted that the Strategic Southern Expansion is zero rated for CIL.

 

The location offers good transport links and there are a number of large employers within the town. Gillingham is on the Exeter St Davids to London Waterloo Mainline and Waterloo is within 2 hours. There are stops at several other employment centres on the rail line such as Andover, Basingstoke, Salisbury, Woking, Crewkerne, Axminster and Honiton.  

 

The A303 is approximately 6 miles to the north and to the south the A30 is approximately 2 miles south.

 

Work commenced on the HIF funded Primary Street running from New Road (B3092) in the west towards Shaftesbury Road in the East in early September and is due for completion in late March 2022. 

 

Construction of the Primary Street by Dorset CC will stop short of Shaftesbury Road and the prospective purchasers will be expected to complete the Primary Street to the Shaftesbury Road Junction. Dorset County Council are due to complete their section of the works to the Local Centre phase boundary by late March 2022. The purchaser will also be obligated to construct necessary infrastructure to the boundary of future phases where applicable.
